The agreed rent and term are set out clearly in writing before we begin.
With traditional management, you remain the landlord to the tenant: your income depends on the property being occupied and the tenant paying, and any void period is your risk. With guaranteed rent, ROVALE takes on that risk — you are paid the agreed amount every month regardless. Traditional management suits landlords who want to stay closely involved; guaranteed rent suits those who value certainty and a genuinely hands-off arrangement.

Where a stay would be shorter, we work strictly within London's 90-day rule on short-term lettings to keep every arrangement fully compliant. We market each property to the right audience and assess every prospective tenant carefully — including referencing, proof of income or funds, and right-to-rent checks as required by law. For corporate and relocation lets, we work directly with employers and relocation agents. The goal is always a reliable, well-matched tenant, not simply the quickest one.
Yes. Under our management and guaranteed rent services we handle the day-to-day running of the property — routine maintenance, repairs, contractor coordination, inspections and tenant queries — keeping you informed without burdening you with the detail. The level of involvement and any spending thresholds are agreed with you at the outset.
Deposit protection is the landlord's legal responsibility. In practice, ROVALE collects the deposit and transfers it promptly so it can be protected in a government-approved scheme, within the timescales set out in law. We keep clear records so the position is transparent for both landlord and tenant.
In most cases, yes. If your property is mid-tenancy or currently managed by another agent, we can review your existing arrangements and advise on a smooth handover that respects the current tenancy and any notice terms. We'll set out clearly what is involved before anything changes.
Yes. Many of our clients are based outside the UK and rely on us to represent their London interests with the same precision as if they were here in person. We handle letting, management, compliance and reporting on the ground, and keep international owners informed wherever they are.
